What Is SB 721?

Senate Bill (SB) 721 was passed in response to a balcony collapse at a student housing facility in Berkeley, California that killed six college students. The investigation found that the balcony failure was caused by dry rot and was 100% avoidable.

California Law now requires the “inspection and repair of exterior elevated elements (EEEs) and associated waterproofing elements, including decks and balconies, for buildings with 3 or more multi-family dwelling units.”


What Is SB 326?

Senate Bill 326 is a law requiring condominiums and HOAs to regularly inspect their balconies for potential safety hazards.


What Is An EEE?

Exterior elevated elements are the structural components that extends beyond the exterior walls of a building and is designed for human use. Examples include decks, balconies, porches, stairways, walkways, and entry structures.


Why Do I Need An Inspection ?

California Law requires decks and balconies inspected by January 1st, 2025. Failure to comply can result in fines $500 per day.
